How to Sell Your Home Fast: Mistakes Sellers Need To Avoid

Selling your home fast isn’t as easy as they make it sound on TV.  If you don’t get it right as when you initially put the home up for sale, it can really hurt your chances of selling for top dollar.  Here are some mistakes that you want to avoid in order to sell your home fast, and for as much money as possible.

Not Making Simple Repairs

As a seller, you may have lived in the home for a few years, so there may be a few small repairs that you may have overlooked, or have just gotten used to living with.  Buyers, however, are leery of buying a home that has hidden repairs, so they can be very easy to scare off.  If they see a lot of little repairs, such as scratches or a small hole in the wall, they will start to assume that the home may need even bigger repairs.  Make sure you do all the small repairs, such as repairing any scratches or holes in the wall as well as a fresh paint job if needed.  This is a very inexpensive repair that can save you a lot of time, and money.

Landscaping

As I mentioned before, buyers are pretty easy to scare off.  They are afraid of spending a lot of money on a home has will need a lot of hidden repairs.  To impress the buyers, a seller needs to make sure they make a great first impression.  The first thing a potential buyer will see is the outside of the home, so you need to make sure the landscaping if nice.  It doesn’t have to be anything fancy.  Just make sure nothing is overgrown, and that the grass is cut.  Also, make sure to repair any broken windows, and repair any peeling paint on the exterior of the house (and the garage).  You want to make it look like the property if being very well taken care of.

Availability

While this may seem obvious, this is often overlooked by many sellers.  If buyers cannot get into the home to see it, they won’t buy.  Rather, if the buyers can’t get into the home when they want to, they will not buy.  As a seller, while it is inconvenient, we have to make sure that the home is available for the buyer to see when they want to see it.  If your home isn’t available when the buyer wants to see it, they will simply skip over your home.  Your home may be the best in the neighborhood, but a buyer is only looking for a home that is good enough for them.  Once they find a home they like, they will make an offer, and that’s it.  If you weren’t on the list of available homes that day, you missed out on that buyer.

 Price

Last, but not least, you have to make sure that to do not overprice the home.  If the home is overpriced by so much as $10,000, that could be the difference between your home selling in a week vs your home sitting on the market for months with no offer.  Make sure to have your realtor take a look a similar homes in the neighborhood that have sold in the past so you can have an ideas of what homes similar to yours are selling for. We are currently in a seller’s marker, so any home that is priced correctly will sell in a matter of weeks, if not sooner.
